Description
Spokane County is soliciting a qualified contractor for a comprehensive third-floor renovation of the Monroe Court Building. The scope includes demolition, interior reconfiguration, offices and interview spaces, corridors, reception and lobby improvements, restroom and accessibility upgrades, flooring, ceilings, wall finishes, doors and hardware, casework, signage, glazing, plumbing, HVAC, electrical, lighting controls, fire alarm modifications, access-control infrastructure, permitting, coordination, testing, commissioning, cleanup, and closeout documentation. The contractor must provide all required labor, materials, equipment, and construction services. The base work is supplemented by three bid alternates: construction of the Victim Advocates Area, manual roller shades, and bullet-resistant glazing at designated reception/lobby windows. The engineer's estimate for the base project is $3,100,000 plus sales tax; stated alternate estimates are $160,000, $30,000, and $15,000, respectively. The project is a single-prime public-works contract with prevailing-wage requirements, a 90-day completion requirement in the bid response section, and a supplemental evaluation requirement for at least five similar projects completed within the previous five years.
