Description
The City seeks as-needed management of its residential and commercial properties. Services include advertising rental properties, screening prospective tenants, coordinating leases and renewals, collecting rent and delinquent amounts, communicating with tenants, maintaining records and monthly financial statements, and conducting inspections before move-ins, after move-outs, and during a one-year lease. The City retains final authority over tenant selection and must approve non-emergency repairs exceeding $200 before costs are incurred. Respondents must submit a fee schedule covering the base term and four optional one-year terms, including management, leasing, and other applicable fees and hourly rates. The solicitation also requires a capabilities and experience narrative, key-personnel resumes, an organizational chart, completed-project and work-in-progress information, and specified City forms. The selected contractor must be a licensed Colorado real estate agent. The agreement is for one year from execution, with up to four additional one-year extensions at the City's discretion.
