Description
This single-prime, prevailing-wage construction project renovates the two-story operations building and maintenance building at a water reclamation facility. The scope includes modernization of office spaces, a laboratory, breakroom, locker rooms, restrooms, and maintenance areas, with general trades, structural, mechanical, plumbing, electrical, technology, roofing, curtain wall, and HVAC improvements. Addendum No. 1 revises the glazed aluminum curtain wall requirements, including exterior curtain walls, glazed entrance doors, sunshades, delegated engineering design, NFRC-certified energy performance, and manufacturer-authorized installation. It also adds specifications for Alternate No. 1, an adhered 80-mil PVC membrane roofing system with two layers of polyisocyanurate insulation, flashings, drainage components, and a 30-year manufacturer warranty. The project also includes domestic-water treatment and plumbing-system modifications, new rooftop and ventilation equipment, electrical-panel and lighting upgrades, access-control and video-surveillance infrastructure, and replacement of the operations-building roof. The owner will separately procure security, furniture, and electric-vehicle charger work. Work must be phased so the operations building is completed before maintenance-building work begins; the contract documents specify Phase One completion within 180 calendar days, Phase Two and substantial completion within 365 days, and contract completion within 395 days. The engineer's estimate is $2,951,017. The project is subject to Ohio prevailing-wage requirements and is tax-exempt.
