Description
The Foothill-De Anza Community College District is soliciting bids for roof replacement at Student Housing Buildings 5 and 7 at McClellan Terrace Apartments. The work includes removal of existing roofing systems, insulation, flashings, and related components down to the roof deck; installation of tapered insulation, coverboard, and a fully adhered white 80-mil fleece-backed thermoplastic single-ply membrane; and installation or replacement of crickets, drains, overflow drains, vents, louvers, perimeter flashings, and penetration flashings. Damaged wood decking and water-damaged rafters are to be repaired or replaced as required, with unit pricing included for certain carpentry work. The project also includes remediation, removal, disposal, or encapsulation of identified lead-containing materials, including silver foil on exhaust flues at Building 5 and assumed lead-painted metal parapet caps at Building 7. The contractor must provide a five-year workmanship guarantee and a 30-year no-dollar-limit manufacturer roofing-system warranty covering labor, materials, and metal flashings. The estimated construction value is $915,000, inclusive of $140,000 in allowances. A California contractor license classification of A or B and C-39 is required, along with a 10 percent bid bond and 100 percent payment and performance bonds.
