The Department of Veterans Affairs anticipates awarding a single firm-fixed-price construction contract to replace the leaking flat roof above the laboratory storage rooms in Building 81 at American Lake. The contractor must furnish all labor, materials, equipment, and supervision to remove the existing torch-down roof and install a complete, weather-resistant TPO roofing assembly, including membranes, underlayment, insulation, flashing, sealants, penetrations, and finish materials. The work also includes coordinating weekend downtime for removal and reinstallation of seven AC units, refrigerant recovery and recharging by a licensed technician, inspection of roof decking and underlying materials, COR-approved penetration and flashing designs, final inspection, and water and refrigerant leak testing. Contractors will be escorted by Facilities Management Service staff, and the project is restricted to Service-Disabled Veteran-Owned Small Businesses. The stated period of performance is 120 days from contract award, and the anticipated construction magnitude is $100,000 to $250,000.
