Description
The City of Rialto is soliciting proposals from food operators to lease and operate a restaurant and food-and-beverage facility in the former Pacific Electric Railway Depot at 119 North Riverside Avenue. The approximately 4,300-square-foot facility includes dining areas, a built-in bar, kitchen, restrooms, outdoor patio, trash enclosure, and delivery drop-off area; existing city-owned furniture, fixtures, and equipment may be used by the lessee. Proposed concepts may include sit-down dining, quick service, takeaway, or a combination, with alcohol service permitted subject to required approvals. The selected lessee will be responsible for daily restaurant operations, initial improvements, required licenses and permits, working capital, staffing, utilities, equipment, maintenance, repairs, signage approvals, and preservation-sensitive improvements. Proposals must describe the restaurant concept, operations, tenant improvements, financial capability, rent proposal, management team, relevant experience, references, preservation approach, and proposed services. The initial lease term is five years with up to four additional five-year renewal options, subject to City approval.
