Description
The State of North Carolina is soliciting proposals from qualified operators to lease and manage a newly renovated approximately 6,764-square-foot restaurant facility. The desired concept is a year-round, family-friendly country-cooking, diner, eatery, grill, café, or bistro operation featuring fresh and locally sourced products, bakery offerings, grab-and-go items, outdoor dining, and a bar area. The facility includes two dining rooms, a lobby café, outdoor dining, a commercial kitchen with exhaust hood, catering and storage areas, restrooms, and paved parking. The tenant must provide additional kitchen equipment, refrigeration, furnishings, utilities, permits, licenses, staffing, cleaning, waste and grease removal, pest control, and ongoing restaurant operations. The tenant must operate at least six days per week, with weekend and evening service preferred, and maintain applicable health, sanitation, insurance, and regulatory requirements. The initial lease term is ten years, with up to two desired ten-year renewal periods. The minimum base rent is $75,000 annually, with annual escalations and revenue sharing preferred. Proposals will be evaluated based on the proposed food and operating concept, relevant restaurant and alcohol-service experience, marketing and promotional plans, financial capacity, references and recommendations, proposed improvements and startup timeline, and rental terms. The proposal must include a signed executive summary or cover letter, organizational background and experience, references, operating plans, permit research, proposed improvements, startup timeline, financial documentation, and the completed proposal form.
