Description
The U.S. Department of Agriculture is seeking a fully serviced lease for office space within the city limits of Towner, North Dakota. The requirement is for 6,196 to 6,506 ABOA square feet, with a maximum of 7,435 rentable square feet, in an existing building or a building constructed for government use. The space should preferably be contiguous and on the first floor, and must meet applicable accessibility, fire safety, seismic, sustainability, and environmental requirements. The site may not be in the 100-year or 500-year flood plain. The offered property must provide four reserved government vehicle spaces, six reserved visitor/customer spaces, and 26 non-reserved employee spaces on-site or within 300 feet; additional parking may be within one-quarter mile if pedestrian accessible. Expressions of interest must include property or site plans, space measurements, availability date, parking information, photographs or permission to photograph, building-condition information or a recent inspection/appraisal, and applicable compliance confirmations. If the offeror is not the owner, written authorization from the owner is required. The full lease term is 20 years, with a 5-year firm term and 120-day termination rights.
