Description
The General Services Administration is seeking a fully serviced lease for approximately 10,628 to 11,148 ABOA square feet of contiguous office space within the city limits of Bismarck, North Dakota. The space may be offered as one block or two contiguous blocks; if divided, one block must contain 2,230 ABOA square feet and the other must contain 8,398 to 8,918 ABOA square feet. The lease term is 15 years, including a 10-year firm term, with no option term. The requirement includes 69 surface parking spaces, including 24 reserved spaces; six reserved spaces must be secured by an 8-foot-high chain-link fence. The space must include an onsite ballistic-rated, access-controlled room for weapons and ammunition, with weapons and ammunition physically separated. The offer must meet applicable fire-safety, accessibility, seismic, sustainability, security, telecommunications, and floodplain requirements. The lessor must provide tenant improvements and security improvements, including required surveillance, intrusion detection, access-control, and related building systems. The solicitation includes a tenant-improvement allowance of $56.59 per ABOA square foot and a building-specific amortized-capital allowance of $12.00 per ABOA square foot.
