Description
The City of Providence is offering the Rochambeau Fire Station property for an as-is sale and redevelopment. The approximately 11,636-square-foot parcel includes a 6,545-square-foot, two-and-a-half-story Tudor Revival building constructed in 1929. The property is in an R-1 Residential Zoning District and Historic Overlay District, and proposals for student housing, short-term rentals, or uses requiring a change of zone will be rejected. Proposals must include a redevelopment concept with narrative and conceptual plans, intended uses, architectural approach, site improvements, neighborhood and city benefits, required zoning or regulatory approvals, the bidder's organization and development-team qualifications, relevant historic-property experience and references, a development schedule, and pricing. Proposals will be evaluated on qualifications and experience, design quality and historic preservation, alignment with City objectives, financial feasibility and capacity, and implementation readiness. Only proposals scoring at least 80 of 100 points will proceed to price evaluation; among qualified proposals, the highest purchase price will be recommended, subject to City Council approval. The property may not be sold for less than 90% of its appraised value, stated as $830,000. The solicitation package includes a feasibility study and two architectural drawing documents.
