Description
Clayton County Public Schools is seeking a commercial real estate broker or firm to provide confidential, as-needed real estate and land acquisition services. The scope includes market analysis; strategies for locating properties; site visits and showings; negotiations with sellers; property disclosures; title research and documentation; title insurance; property appraisals; contract and closing-document management; transaction closings; recordkeeping; and related customary acquisition activities. The selected provider will be paid on a commission basis only when an applicable transaction successfully closes, with an additional hourly fee schedule requested for work outside the scope. Proposals must demonstrate commercial real estate and land-acquisition experience, including at least three years serving governmental agencies, Georgia licensure, knowledge of Department of Education requirements, proposed key staff, four similar-project references, financial capability, and any proposed subcontractors. The technical response has a suggested 100-page limit, excluding required forms. The initial agreement term is one year with up to four successive one-year renewals. A 15% Small Local Business Enterprise contracting goal applies, or the proposer must document good-faith efforts. The solicitation requires online submission through Bonfire, including a separately uploaded, completed cost proposal form and required forms and supporting documentation.
