Description
Western Regional Off-Track Betting Corporation is seeking a qualified commercial real estate firm or broker to facilitate the sale of approximately five improved commercial properties. The selected broker will develop and implement marketing strategies, create listings with professional photographs and property descriptions, advertise the properties, identify and qualify prospective buyers, represent the corporation in negotiations, coordinate with attorneys and title companies, manage transactions through closing, and provide regular status reports. Proposals must include the firm's or broker's qualifications and commercial-property experience, proposed valuation, marketing, pricing, and sales approach, a proposed timeline, and a detailed fee or commission proposal. The solicitation also requires specified certifications, references, an addenda acknowledgment, and disclosures and affirmations under New York State Finance Law. The successful proposer must provide required insurance coverage, including commercial general liability, automobile liability where applicable, workers' compensation, disability benefits, employers' liability, professional liability, and umbrella or excess liability insurance.
