Description
The City of Palm Coast is seeking qualified Florida-licensed commercial real estate brokerages to market and sell City-owned surplus real estate, including vacant lots and parcels with existing structures. Properties may be located within the Town Center Community Development District, the State Road 100 Corridor Community Redevelopment Area, and elsewhere within the City limits. The selected brokerages may provide market-value assessments, marketing and listing through MLS, LoopNet, industry publications, and other outlets; buyer and partner solicitation; property showings; offer analysis; negotiations; signage; and support for zoning, land-use, redevelopment, legal coordination, closings, and City Council presentations. The City may award a master services agreement to multiple brokers and will pay commissions based on final sale prices, with no payment if a property is not sold during the contract period. Proposers must be Florida-licensed and in good standing, have MLS and/or LoopNet privileges, at least five years of commercial real estate experience, and knowledge of the local commercial real estate market and public real estate records. Responses must include a proposal organized into seven sections, references for at least three similar clients or projects, the required forms, and proof of a State of Florida real estate license. The agreement term is three years with two optional one-year renewals.
