Description
Johnson County is seeking qualifications from a Construction Manager at Risk (CMAR) for the design and construction of a new approximately 118,500-square-foot Sheriff's Office, law enforcement, and jail facility. The program includes Sheriff's administration, civil and records divisions, patrol, criminal investigations, a K-9 unit, training, evidence and forensic testing, maintenance and storage, a 120-bed jail with shell space for 20 additional beds, intake/release, court and medical support, food service, laundry, jail operations, and mechanical/electrical support. The project also includes an approximately 8,000-square-foot storage/support building. The CMAR will provide pre-construction services during schematic design, design development, and construction documents, including cost estimating, constructability and systems reviews, value engineering, subcontractor selection and management, budget and scope management, and pricing development. Construction-phase services will continue through completion under an AIA A133-2019 agreement using a cost-plus-fee structure with a Guaranteed Maximum Price. The preliminary construction budget is $75,000,000 to $80,650,000, and the total estimated project cost may not exceed $94,500,000. Qualifications must address comparable jail or law enforcement projects, project team experience, management and schedule controls, expedited delivery capability, references, firm background, litigation history, current projects, and bonding capacity.
