Description
The Jefferson County Housing Authority, doing business as Foothills Regional Housing, is seeking a general contractor to provide preconstruction and construction services for Phase I of the Wildflower Ridge Campus. Phase I is planned as a four-story senior-housing building with approximately 50–80 one- and two-bedroom apartments, surface parking, and associated infrastructure. The project is intended to support affordable housing for residents age 62 and older. Preconstruction services include conceptual cost estimating, scope refinement, value engineering, constructability analysis, phasing, scheduling, and collaboration with the Authority, architect, and financial consultant. The project's current hard-cost budget is approximately $16 million, and the preconstruction phase is expected to culminate in a Guaranteed Maximum Price based on final construction documents. Construction services will include project management and delivery of the completed development. The proposal must address interest and project understanding, detailed costs, similar-project references, and signed federal certifications. The selected contractor will be subject to licensing, insurance, Section 3 and federal compliance requirements, and 100% payment and performance bonds for the construction phase.
