Description
The City of Cincinnati is seeking an Ohio-licensed architect or firm to develop six permit-ready, pre-approved middle-housing plan sets: two duplexes, two triplexes, and two fourplexes, with narrow and wide versions. The scope includes architectural, structural, and MEP details; code and life-safety analysis; construction documents; facade options; cost estimates and value-engineering strategies; site-applicability and modification frameworks; stakeholder engagement; interagency review; and support for expedited building approvals. The contractor will also produce a BuildReady catalog and implementation materials, support digital integration, provide long-term maintenance guidance, and perform construction administration and demonstration-project observation. Proposals must address experience, team qualifications, legal structure, technical approach, implementation and design, cost and budget, innovation, applicable design-competition materials, and understanding of the requirements. The initial term is 18 months with two optional 12-month renewals.
