Description
Adams 12 Five Star Schools is soliciting construction manager/general contractor services for an approximately 23,230-square-foot, two-story Career and Technical Education expansion at FutureForward at Washington Square. The scope includes preconstruction, estimating, scheduling, bidding and negotiation, construction, demolition, moving, closeout, archival, warranty, and related coordination services. The existing 50,184-square-foot school building will remain fully operational during construction. Planned program elements include energy systems and smart technology, expanded firefighting facilities with a high-bay space, general education classrooms, and a weight room or fitness center. The projected construction budget is $17,870,722. Construction is projected to begin May 29, 2028, reach substantial completion on March 19, 2029, and reach final completion on April 20, 2029. The proposal must be submitted electronically through BidNet Direct as one assembled file, with all addenda included; the addenda, debarment certification, and resumes are excluded from the 35-page limit, while other proposal materials count toward the limit. A mandatory prebid conference/site walk is required, and the proposal requires a 5% bid bond, 100% performance and payment bonds, required insurance, a surety bonding-capacity letter, evidence of insurability, and debarment certification.
