Description
The Aurora Housing Authority is requesting qualifications and proposals from architectural and engineering firms to provide complete professional services for the renovation and potential addition of units at the 38-unit Residences at Trolley Park. The scope includes existing-conditions assessment, programming and feasibility analysis, schematic design, design development, coordinated construction documents, permitting, LIHTC and funding coordination, bidding and GMP support, construction administration, and project closeout. The project will use a Construction Manager/General Contractor delivery method and will be performed at an occupied residential property. The anticipated construction budget is $10 million to $14 million. Respondents must demonstrate relevant experience with occupied multifamily renovations, affordable housing and LIHTC-financed developments, existing-building assessments, additional-unit feasibility studies, consultant coordination, cost and constructability collaboration, permitting, bidding, and construction administration. Responses must include firm and design-team qualifications, availability and capacity information, a project approach and design schedule, construction-administration approach, relevant past performance with three to five references, minority-participation information, and the required supplemental forms. The Capacity Worksheet must be submitted in unlocked native Excel format; other response materials must be submitted in PDF format.
