Description
Liberty-Perry School Corporation is seeking a Construction Manager as Constructor (CMc) for corporation-wide additions, renovations, and improvements in Selma, Indiana. The scope includes HVAC improvements; junior high science classroom renovations; an E-Sports lab; preschool classroom renovations; restroom and locker room renovations; and, subject to funding and authorization, a second phase involving community and athletic space with a basketball court, weight room, batting cage, golf simulator, and related support spaces. The CMc will provide preconstruction and construction services under a modified AIA A133-2019 agreement, with payment based on cost of the work plus a fee and a guaranteed maximum price. Proposal requirements include a cover letter, organization history, project team organization chart and resumes, project approach, relevant project references, safety approach, certificate of insurance, bonding-capacity documentation, and proposed preconstruction and construction-phase fees. The preliminary hard construction budget is $10,147,500, and the total project cost budget is $11,275,000. Preconstruction is expected to begin after school board approval, with Phase One construction anticipated primarily from June through August 2027.
