Description
The City of Phoenix is seeking qualified contractors for on-call general construction job order contracting throughout Arizona. The scope may include building and site construction, remodeling, additions, new construction, roofing, HVAC, landscaping and site improvements, painting, electrical and lighting, plumbing, structural repairs, concrete work, accessibility upgrades, demolition, fire and life-safety improvements, security improvements, project coordination, subcontractor management, and limited project-related design. Contractors may also be responsible for estimating, scheduling, permitting, project management, contract administration, and maintaining electronic project records through the City's project-management system. The contract is planned for five years or until $50,000,000 per JOC, whichever occurs first, with individual job order agreements generally capped at $4,000,000 in construction costs. Up to five contractors may be selected. The solicitation requires a qualifications-based Statement of Qualifications, at least three comparable projects from the last three years, key-personnel experience, an approach to performing the services, three contractor reference checks, a current experience modification rate, and a bonding-capacity statement from a surety company rated A- or better for the prior four quarters. A 14% Small Business Enterprise subcontracting goal applies annually and over the contract term.
