Description
Yavapai County is seeking a licensed design-build team consisting of a general contractor and architect to evaluate an existing university building, identify visible and concealed deficiencies, develop corrective designs, and perform the construction necessary to restore the facility to safe, code-compliant, fully functional use. The scope includes architectural, structural, envelope, life-safety, environmental, mechanical, electrical, plumbing, site, utility, security, ADA, and specialty-system assessments; evaluation reports; permitting; repair and replacement work; mold and environmental remediation; cleaning and waste removal; and system recommissioning. The project will be delivered under three phases: Phase 1 evaluation and tenant-improvement programming, Phase 2 reconditioning and construction-document development, and Phase 3 tenant improvements. The selected team must provide open-book scope, cost, and schedule information, conduct required design reviews and coordination meetings, maintain project documentation and quality and safety programs, and complete the work through issuance of a certificate of occupancy. The qualifications submission must include a one-page introductory letter, a qualifications submittal addressing the evaluation criteria, resumes for key personnel, required questionnaire responses, a non-collusion affidavit, and three project references; the combined SOQ is limited to 20 pages, excluding specified resumes and other exempt pages.
