Description
The University of Kansas is soliciting proposals from qualified construction managers at risk for its Wellness Center project. The selected CMAR will provide preconstruction services, including design-phase estimating, constructability reviews, budget management, BIM clash detection, subcontractor engagement, GMP development, bid leveling, and coordination with the design team. Construction-phase services will include management of self-performed and subcontracted work, quality control, site safety, scheduling, change management, budget tracking, BIM, inspections, punch-list completion, closeout documentation, equipment training, and one-year warranty inspections. The project will house health, counseling, education, prevention, pharmacy, client-service, and student-flex spaces. The estimated construction cost is $48 million, with a total project cost of $60 million, and the project is expected to be completed and open for the spring 2029 semester. Minimum qualifications include at least one $30 million or greater CMAR project on a college or university campus within the past 10 years, wellness center or health care facility experience, an in-house BIM team, an in-house estimating team, and established safety and quality-control programs. Proposals may not exceed 40 pages and must include the requested qualifications, personnel, experience, safety, BIM, quality-control, and fee information.
