Description
Radnor Township seeks qualified planning consultants, architects, engineers, or multidisciplinary teams to conduct a two-phase comprehensive evaluation and rewrite of its Zoning Ordinance. Phase 1 includes review of existing zoning and related land-use regulations, identification of conflicts and deficiencies, assessment of zoning districts and development patterns, stakeholder and public engagement, and preparation of a prioritized roadmap for Phase 2. Phase 2 includes drafting and reorganizing the Zoning Ordinance, preparing use and dimensional tables, updating definitions and standards, coordinating related ordinance amendments, and preparing zoning map amendments where authorized. The scope requires substantial coordination with Township staff, a project task force, boards and commissions, elected officials, legal counsel, residents, and other stakeholders. Deliverables include assessment reports, draft and final adoption-ready ordinances, maps, tables, graphics, implementation recommendations, and editable digital files. Proposals must include technical and cost proposals, comparable municipal project examples and references, a project approach and schedule, personnel information, and separate lump-sum pricing for each phase. The Township targets substantial completion within approximately 18 months, with final completion expected within 24 months unless otherwise authorized.
