Description
The Jersey City Redevelopment Agency is soliciting proposals from qualified developers or redevelopment teams for the acquisition and collective redevelopment of two Agency-owned properties: 350 Washington Street and 80 Bay Street in the Powerhouse Arts District Redevelopment Area. Proposals must address both properties, preserve the existing historic Powerhouse building, present a viable development concept, and explain how the project supports the City, Agency, and Redevelopment Plan objectives. A range of uses and mixed-use concepts may be proposed, including cultural attractions, employment-generating uses, and additional development where necessary to support preservation. Respondents must provide a detailed project proposal, work plan, capital and design timetable, development-cost and financing information, purchase-price or lease proposal for both properties, acquisition timeline, government-responsibility and incentive requirements, project team qualifications, assumptions, and a completed Redeveloper Questionnaire with required ownership-disclosure forms. The successful redeveloper will be responsible for permits, approvals, infrastructure, environmental investigation and remediation, construction and related costs, and compliance with applicable laws. The anticipated redevelopment agreement includes substantial insurance requirements, possible construction performance bonding, and other project implementation obligations.
