Description
The State of Iowa is soliciting professional design services for replacement of the approximately 50-by-100-foot flat membrane roof, gutters, and downspouts at the Dispatch Garage, along with investigation and design of masonry tuckpointing repairs at the Birches building. The scope includes identifying damaged masonry and sills, evaluating lintels, recommending non-proprietary materials and systems, and providing all design disciplines, surveys, code documents, drawings, specifications, cost opinions, and addenda needed for construction bidding. The selected firm must perform field examinations, attend an onsite design kickoff, coordinate with the owner and construction manager, support hazardous-materials bid-package development, assist with contractor bidding, and provide construction administration, site visits, field observation reports, submittal and RFI review, change-order and pay-application review, punch-list and closeout support, and biweekly construction-period conference calls. Proposals require separate Technical and Cost Proposal files, with the technical proposal organized into the specified exhibits and limited to 30 single pages, excluding dividers, the cover page, and resumes. Professional liability insurance of $2 million will be required under the resulting contract.
