Description
The City of Everett is soliciting a contractor to provide scheduled preventive maintenance, inspections, service calls, diagnostics, and minor repairs for heating, ventilation, and air-conditioning systems, refrigeration compressors, and associated hardware and software. Work includes maintenance in accordance with applicable ASHRAE standards, repair of mechanical, electrical, refrigerant, condensate, and controls components, replacement with new OEM-condition parts, and urgent-response service calls within four hours. The contractor must be a certified Distech Controls Authorized System Integrator with current authorization to access, configure, program, and integrate Niagara Framework and direct digital control systems. The scope also includes service reports, compliance records, refrigerant-management and clean-building requirements, prevailing-wage compliance, worker background screening, and maintenance at City facilities in Everett plus the Water Filtration Plant in Monroe. The contract provides a one-year term with four one-year extensions; pricing includes scheduled maintenance, hourly repair rates, and parts-and-materials markup.
