The Poland Local School District, in partnership with the Village of Poland, is seeking qualifications from a real estate development firm for the adaptive reuse, reconstruction, and redevelopment of the Union School building and property. The 45,934-square-foot former school occupies a 6.4-acre site and includes surface parking, a playground, a baseball field, and wooded area. Proposed redevelopment should preserve the building’s exterior historic character, complement the surrounding residential neighborhood, and consider a small community center and increased residential density or other compatible uses. The selected developer would be responsible for obtaining necessary permits, zoning amendments, utility tap fees, financing, and insurance, as applicable. Responses must address the firm’s qualifications, redevelopment concept, executive summary, up to five relevant prior projects, development team structure, client and lender references, proposed schedule, financial capability, financing strategy, long-term property strategy, maintenance planning, current work in progress, insurance capability, and pending litigation or material claims. Responses are limited to 25 pages including attachments and must be submitted as a PDF by email.
