Poland Local School District, in partnership with the Village of Poland, is seeking qualifications from a real estate development firm to prepare and implement a reuse and redevelopment plan for the Union School building and property. The 45,934-square-foot school, built in 1938 with later additions, occupies a 6.4-acre site and may be eligible for Ohio and federal historic rehabilitation tax credits. The selected developer may receive title to the property from the Village or Mahoning County Community Improvement Corporation. The response must describe the proposed redevelopment and reuse, neighborhood compatibility and community engagement approach, relevant experience with historic rehabilitation and projects of comparable scale and complexity, development-team structure, references, schedule, financial capability, financing strategy, insurance capability, long-term property strategy, maintenance plan, and any pending litigation or material claims. Responses are limited to 25 pages including attachments and must be submitted as a PDF by email.
