Description
The General Services Administration is seeking competitive lease proposals from owners and authorized representatives for 3,784–4,162 ABOA square feet of office or retail space within the city limits of Lewiston, Idaho. The space must be contiguous on a single floor, have minimum 20-foot column spacing, be no more than twice as long as wide, and include a 24/7/365 temperature-controlled server room. Non-ground-floor space must provide one passenger and one freight elevator. A public transportation stop must be within 1,600 walkable linear feet of the public entrance, and parking must meet applicable local zoning requirements. The property may not share a site with establishments primarily selling alcohol or selling and discharging firearms; applicable water, moisture intrusion, or mold history and remediation evidence must also be provided. The lease is fully serviced, with a 15-year full term and 10-year firm term, and includes 10-year amortization terms for tenant improvements and building-specific amortized capital. The agency allowances are $53.65 per ABOA SF for tenant improvements and $12.00 per ABOA SF for BSAC. Offered space must meet federal, state, and local requirements for fire and life safety, accessibility, seismic resilience, and energy efficiency, and must satisfy Security Level II requirements. Offers will be evaluated on a lowest-priced, technically acceptable basis and must be submitted electronically through the Requirement Specific Acquisition Platform by September 30, 2026, at 5:00 PM PDT; paper submissions are not accepted unless specifically authorized.
