Description
The Niagara Frontier Transportation Authority is seeking proposals to lease all or portions of approximately 17,897 square feet at 485 Cayuga Road. Available spaces include an 11,188-square-foot light-industrial suite; a 608-square-foot office/conference room; office suites of 3,138 and 2,665 square feet; and two smaller office spaces totaling 298 square feet. Lease rates are gross and include common-area maintenance, water, gas, and electric. Proponents may propose one or multiple spaces, with minimum rates ranging from $10.60 to $12.99 per square foot. The initial lease term must be between two and five years, with negotiable renewal options. Selection will be based on overall lease value, including the amount of space proposed and compatibility of the intended use. Proposals must identify the proposed areas and square footage, rate per square foot, and agreement term. Tenants must maintain specified insurance coverage, including commercial general liability, applicable automobile liability, workers’ compensation and employer’s liability, and coverage for damage to rented premises.
