Description
The City of Ankeny is requesting proposals from architect-led project teams for professional architectural services for a proposed City Maintenance Complex. The scope includes revisiting the existing space-needs study; conceptual design; final design coordination; project budget analysis, estimating, and tracking; alternatives analysis; permitting and approvals; preparation of bidding and contract documents; value engineering; sustainability and quality review; project staging; construction inspection; contract administration; startup, testing, occupancy, and procurement assistance for fixtures, furniture, and equipment. The lead architect must assemble and manage a multidisciplinary team including mechanical and civil engineering, construction inspection, geotechnical, and other appropriate subconsultants. The proposal must address qualifications and representative projects, staff and resumes, client references, design and construction approach, cost by phase, availability, conflicts, and anticipated subcontracting. The estimated total project cost, including construction, architect fees, and contingencies, is $25.9 million. The City may select finalists for formal presentations and oral questions, and the eventual professional services agreement is expected to follow the AIA B101 format.
