Description

The Town of Nantucket is seeking a qualified and Massachusetts-licensed architectural or engineering firm to provide professional design services for renovating two municipal administration facilities: a 13,364-square-foot facility at 16 Broad Street and the second floor of a 5,153-square-foot facility at 20 South Water Street. The scope includes existing-condition investigations, feasibility analysis, hazardous-materials reporting, code and accessibility reviews, programming, schematic design, design development, construction documents, cost estimating, permitting support, prequalification and bidding assistance, and coordination with the Town and its Owner’s Project Manager. The design must address building systems, finishes, office layouts, kitchens, restrooms, fire protection and life-safety systems, ADA requirements, Massachusetts Architectural Access Board requirements, and applicable historic-district and building-code requirements. The selected firm will also support construction administration and closeout, including site visits, field reports, coordination meetings, submittal and change-order review, inspections, payment application certification, punch-list and closeout review, record drawings, and final acceptance. Both facilities are expected to remain operational during the work, requiring careful phasing and coordination. The procurement is a two-step qualifications process, with possible interviews and subsequent fee negotiations; the contract term is up to three years, with a planned start in November 2026. The Town may defer award of the construction-administration phase. Responses must include qualifications, project personnel and resumes, relevant project experience and references, approach and work plan, minimum-qualification documentation, required forms, and proof of insurance, without proposed fees.
