Description
The Department of Veterans Affairs seeks a fully serviced lease for a Community Based Outpatient Clinic in Peoria, Illinois, consisting of 36,799 to 38,000 rentable square feet of office space and 311 reserved parking spaces, including 32 ADA-compliant spaces. The property must be within the specified Peoria delineated area, outside the 100-year flood plain, accessible to major transportation, compatible with the VA’s intended use, and compliant with applicable fire safety, physical security, accessibility, seismic, sustainability, and federal accessibility standards. The anticipated lease term is 20 years, consisting of a five-year firm term and 15 years of soft term with termination rights after five years. The lessor would provide design and construction/buildout, utilities and operating costs typical for the region, and maintenance and operations for the duration of the lease. Interested property owners or authorized representatives must submit property and ownership information, a delineated-area map, flood-plain documentation, and a site plan showing the building and parking; a capability narrative of no more than two pages is optional.
