Description
The U.S. Department of Veterans Affairs is conducting market research for a new-replacing lease for a Community Resource and Referral Center in Davenport, Iowa. The requirement is for approximately 15,638 ABOA square feet, not to exceed 20,746 rentable square feet, with 97 parking spaces within 500 feet of the building entrance, including reserved accessible spaces and government-vehicle spaces. The VA will consider an existing building, new construction, or a multi-tenant building under construction. The space must be contiguous, located at ground level, support the VA's accessibility and security requirements, and exclude buildings containing residential or other living quarters. Potential offerors must be capable of designing, constructing or building out, leasing, maintaining, and operating the facility for a term of up to 20 years inclusive of options. Responses must provide detailed property, ownership or authorization, site, zoning, floodplain, transportation, utility, seismic, title, accessibility, security, and development information. The anticipated construction or build-out magnitude is between $5 million and $10 million. Respondents must also provide company and capability information, evidence of applicable registration or veteran-owned status where claimed, at least three similar projects completed within the past five years, bonding capacity information, and evidence of financing capability. This is a sources-sought notice and not a solicitation for offers; a lease solicitation may or may not be issued.
