Description
The International Community School is soliciting a construction manager at risk for a permanent Pre-K-5 campus of up to 95,000 square feet on a newly acquired site in the design development phase. The planned facility includes a multi-story building, classrooms, outdoor learning areas, playgrounds, a bus loop, parent drop-off, parking, athletic fields, utilities, and site development; some elements may be phased for future growth. The estimated total project cost is $24,000,000, and the facility is expected to initially serve approximately 600 students. The selected CMAR will participate in design development and construction-document development, advising on value engineering, lead times, scheduling, constructability, and procurement. The construction-phase scope includes general conditions and general requirements, project personnel, temporary facilities and utilities, safety, security, equipment, insurance, bonds, and general project expenses. The bid workbook requires pricing for general conditions, CM fees, insurance and bond markups, preconstruction services, change-order markups, GMP conversion and contingency, detailed general-requirements costs, a 14-week construction period, and resource hourly rates. Weekly on-site meetings are required. RFI responses state that the project location is within DeKalb County, Georgia; the selected design team is CDH Partners; and CMAR selection is scheduled for October 7, 2026.
