Description
The U.S. Department of Agriculture (USDA) is seeking to lease approximately 3,967 to 4,166 ANSI/BOMA Office Area (ABOA) square feet of general-purpose office and related space in Zanesville, Ohio. The space must be located within a delineated area defined by specific road intersections and boundaries. The lease term will have a firm commitment of ten (10) years, with termination rights available after that period, and a full term of up to twenty (20) years. Key requirements include a fully serviced lease, turnkey tenant improvements with post-award design, and specific parking provisions: five (5) reserved spaces for government vehicles within 300 feet of the entrance, fourteen (14) reserved spaces for producers/visitors (including two for farm-type vehicles) within 300 feet, and fourteen (14) non-reserved spaces for employees within 1,320 feet. The space must be in a professional office environment, not within 300 feet of residential areas, and not located in a 500-year floodplain. It should also not be adjacent to businesses selling alcohol, firearms, or related to drug treatment or detention facilities. Subleases are not acceptable. First-floor space is preferred, and office space must be contiguous on one floor. If above ground level, an accessible elevator is required. The government requires 24/7 access.
