Description
The City of Omaha, in partnership with Downtown Soccer Stadium, Inc., is soliciting proposals from construction manager at risk teams for an approximately 5,600-seat USL soccer stadium in downtown Omaha. The project includes suites, an indoor club lounge, administration offices, training rooms, a team store, restrooms, concessions, an LED video board, enabling infrastructure, civil and utility work, site work, dewatering, hazardous-soil removal or disposal, and related improvements. The selected CMAR will provide pre-construction services; project management and staffing; budgeting, constructability review, scheduling, BIM coordination, site logistics, safety and security; subcontractor bidding and management; construction; embodied-carbon reporting and reduction strategies; and all labor, materials, equipment, permits, insurance, and bonds required for a complete facility. The proposal must include an initial guaranteed maximum price covering the CMAR fee, pre-construction services, general conditions, insurance, and bonds, based on an overall construction budget of $100,000,000. The required Substantial Completion date is March 31, 2028. Proposals must include a detailed technical and management response, price proposal, construction schedule, site logistics and safety plans, financial and bonding information, subcontractor information, references, an Economic Sustainability Program plan or certificate, and other specified supporting materials.
