Description
The City of Council Bluffs is soliciting a lump-sum bid from one contractor for construction of a non-conditioned dry material storage building on an existing Phase I concrete foundation and floor slab. The scope includes CMU veneer walls and piers; masonry reinforcement, dowels, sealant, caps, and water-repellent treatment; roof trusses, wood framing, fascia, cedar soffits, and standing-seam metal roofing; gutters and downspouts; insulated steel overhead doors; an insulated hollow-metal personnel door and frame with hardware; steel bollards; structural steel at the required opening; and related accessories needed for a complete installation. Existing footings and the slab are excluded except for connections to the existing work. The project is an all-or-nothing award to one contractor based on the lump-sum base bid. Work must be completed by June 1, 2027; completion by December 31, 2026, is desired if achievable. A bid security equal to 10% of the total bid price is required in the form of a certified check, qualifying bid bond, or certified share draft. The successful bidder must later furnish 100% performance and payment bonds, insurance, an equal employment opportunity certificate, and comply with applicable minimum-wage provisions.
