Description
The Town of Bennett is requesting proposals from qualified firms or individuals to prepare, submit, and manage a formal Site Plan application for a 5.277-acre planned Civic District. The work includes kickoff and pre-application meetings; preparation of site plan documents, preliminary parking, conceptual utility and landscape plans, grading and drainage plans, photometric plans, a final drainage report, traffic impact analysis, soils report, utility study, and application narrative; submission through the Town's permitting portal; coordination with Town staff, consultants, utility providers, transportation and fire agencies; up to four resubmittals; bi-weekly meetings; and preparation of a final check set after approval. The proposal must include firm qualifications, key personnel and team information, proposed subcontractors, project approach, at least three similar completed projects from the past five years with references, a proposed schedule, detailed fee schedule with a not-to-exceed amount and hourly rates, a signed RFP cover page, completed Pricing Form, Submission Form, substitute W-9, and any requested deviations from the sample agreement. The selected contractor must have at least five years of experience performing comparable services. The anticipated project milestones include pre-application submittal on December 2, 2026, first Site Plan application submittal during January 4-8, 2027, and final design submittal on February 1, 2027.
