Description
The U.S. Department of Agriculture is soliciting proposals from lessors for approximately 3,270 to 3,443 ANSI/BOMA usable square feet of office and related space, with a maximum of 4,133 rentable square feet, in Henderson, Kentucky. The requirement calls for a fully serviced, turnkey lease for existing space or a building constructed for Government use, including tenant improvements, utilities, janitorial services, maintenance, landscaping, snow removal, security features, parking, and other building operating services. The space should preferably be contiguous and on the first floor, must meet Federal accessibility, fire and life-safety, seismic, sustainability, and security requirements, and may not be located in a 100-year floodplain. Required parking includes 16 reserved spaces, including space for two trailers, plus visitor and employee parking as specified. The initial lease term is 20 years, with a five-year firm term and Government termination rights after the firm term upon 120 days' notice; no option term is included. Offerors must submit pricing and property information using the provided GSA forms, along with floor plans, a parking plan, and ownership or authorization documentation as applicable. The apparent lowest-priced offeror will subsequently provide due-diligence materials, which may include financing, zoning, ownership, fire and life-safety, environmental, architectural, energy, security, and property documentation.
