The U.S. Army Corps of Engineers (USACE) is soliciting offers for a fully-serviced lease of approximately 1,190 square feet of retail space in Anchorage, Alaska, for an Armed Forces Recruiting Office. The lease term is five years with government termination rights. The space must be within the delineated area of Anchorage and include parking for up to three government vehicles (sign designated preferred). The lease will be awarded to the most economically advantageous offer, considering price, location, site visibility, and lessor past performance. The lessor will be responsible for constructing tenant improvements in accordance with the attached Construction and Security Specifications, including security systems (video entry control, CCTV, roller shades, fragment retention film), telecommunications wiring, signage, paint, wall graphics, and specified carpet. Three construction bids for the build-out are required. The government will not reimburse for tenant improvements. Offers must include a completed Rental Proposal Worksheet, proof of SAM registration (active CAGE code), a proposed floor plan, and construction bids. The government lease and general clauses are standard and non-negotiable. Janitorial services are included in the lease and must meet the attached Janitorial Specifications, which detail cleaning frequencies and standards.
