Description
The U.S. Department of Veterans Affairs (VA) is soliciting proposals for a lease of a Community Based Outpatient Clinic (CBOC) in the Idaho Falls, Idaho area. The VA requires a minimum of 14,321 to a maximum of 17,185 ANSI/BOMA Occupant Area (ABOA) square feet, not to exceed 19,333 Rentable Square Feet (RSF). The lease term is 20 years, with 10 years firm and 10 years non-firm, during which the VA has termination rights. The space must include 100 surface/outside parking spaces reserved for the government. The VA will consider both existing buildings and land for new construction. The successful offeror will be responsible for tenant improvements (TI) with an estimated cost between $5 million and $10 million, including design and construction of the clinic space to meet VA medical facility standards. The delineated area is within the Idaho Falls metropolitan area, bounded by specific roads. Offers are due by September 9, 2026, at 5:00 PM Central Time.
