Description
The City of Dayton is soliciting bids from experienced and qualified firms to provide evidence of real estate ownership and title reporting services for its nuisance abatement program. The anticipated work includes approximately 450 nuisance-abatement evidence-of-ownership reports and approximately 10 full title reports, with possible title insurance needs depending on disposition. The City may also request additional chains of title and supplemental title reports. Evidence-of-ownership reports must include specified searches, legal and tax descriptions, ownership and marital-status information when available, recording references, current deeds, and copies of referenced documents. Full title reports may require searches extending at least 42 years, probate-record research, identification of encumbrances and claims, and supporting documentation. Bidders must have at least 10 years of relevant experience, provide pricing and estimated completion times, and submit references. Current proof of insurance is required, including professional liability and errors-and-omissions coverage of $1,000,000, workers' compensation, and public-liability/property-damage coverage.
