Description
The University of Colorado Boulder is conducting a two-step design/bid/build procurement to prequalify general contractors for its Fiscal Year 2027 Summer Maintenance Program. The work covers multiple residence-hall and associated-facility projects, including lighting-controls replacement, flooring repair, patio construction, security-camera installation, fire-alarm and fire-suppression work, sanitary-system upgrades, balcony replacement, exterior walkways and stairs, building-envelope and roof repairs, HVAC and ventilation improvements, emergency lighting, doors, finishes, and a new community kitchen. The university may also use the solicitation to award similar related projects not specifically listed. Step I requires a prequalification submission addressing firm experience, comparable completed projects, bonding and insurance capability, key personnel, schedule control, workload, project management, local subcontractor involvement, apprenticeship access where applicable, and acknowledgment of the sample contract. At least three similar projects completed within the last five years are required, with adjusted construction costs of at least $700,000 per project and at least one completed by the proposed project manager and superintendent. Certified bonding capacity of $1,000,000 for each labor-and-materials payment bond and performance bond is also required. Prequalified firms may be invited to submit conventional bids in Step II, with the apparent intent to award to the lowest responsible bidder. The principal summer construction window is May 10, 2027, through July 23, 2027.
