Description
The City University of New York, on behalf of the College of Staten Island, seeks a qualified firm to operate and manage Dolphin Cove, a student residential housing facility designed to house approximately 454 students in fully furnished shared suites with amenity space. The contractor will provide comprehensive housing operations and residential-life services, including staffing; marketing and licensing; billing and collection oversight; unit assignments; enforcement of housing license agreements and student conduct requirements; emergency response; maintenance, repairs, cleaning, painting, grounds care, landscaping, snow removal, turnover services, and capital improvements; utility and service-provider coordination; operating and capital budget preparation; financial and resident records; and management of an on-site office. The contractor must provide qualified personnel and resident assistants, maintain required insurance, coordinate third-party contractors subject to CUNY approval, and submit technical, management, and pricing information. The contract term is five years, and the solicitation establishes a 30% MWBE participation goal. All prospective proposers must attend the mandatory site visit, and Addenda Nos. 1 and 2 must be signed and included with the proposal.
