Description
The City of Redondo Beach is soliciting proposals from qualified property management firms to provide comprehensive management of its waterfront commercial portfolio, which includes approximately 60 restaurant, retail, and office tenants and 24 storage units across multiple properties. The portfolio generates a minimum of approximately $3.6 million in gross annual revenue, with several leases using percentage-rent structures tied to tenant gross sales. The selected firm will provide day-to-day operations, lease administration, financial management and reporting, tenant relations, vendor and maintenance coordination, repairs, environmental and water-quality compliance, and long-term asset stewardship. The firm will coordinate with separately selected real estate brokerage and marina operations firms, while reporting directly to the City. The initial agreement is for three years, with an option to extend; proposals may be submitted individually or in combination with related waterfront solicitations, and bundled efficiencies may receive favorable consideration.
