Description
The City and County of Honolulu is soliciting comprehensive property management services for Hale Maluhia Apartments, Kumuwai Apartments, and Mohala Mai Apartments. The contractor must manage leasing and tenant selection, rent and security-deposit collection, affordable-housing and rental-assistance program compliance, tenant relations, emergency response, common-area and building-system maintenance, janitorial and refuse services, repairs, parking, vendor procurement, and property operations. The contractor must provide specified on-site staffing, financial and operational reporting, budgeting, account administration, inspections, maintenance records, reserve studies, and transition support. The management agent must hold a valid Hawaii real estate broker's license and employ a licensed principal broker. The solicitation also requires relevant property-management experience, a Certificate of Good Standing, Hawaii Compliance Express compliance, commercial general liability insurance, and a $500,000 fidelity bond or crime insurance policy. Offers are evaluated on the lowest total sum evaluated bid based on proposed monthly management-fee percentages applied to estimated gross collections for the three properties.
