Description
The General Services Administration is seeking expressions of interest from owners or authorized representatives for a fully serviced office lease in Portland, Maine. The offered facility must provide between 5,298 and 5,509 ABOA square feet of contiguous office space, including 2,619 USF of designated special space for secure vaults, a communications room, and secure storage. The facility must also provide 18 secure, reserved, surface-level parking spaces for government-owned vehicles and 24/7 HVAC for the server room. The building must meet detailed siting and facility requirements, including separation from specified sensitive or public-use locations, exclusion of public or metered parking adjacent to the building, a loading dock, a freight elevator, applicable fire-safety, accessibility, seismic, and sustainability standards, and location outside the 1-percent-annual-chance floodplain. The space is expected to be above the first floor and not on the top floor, although a single-story facility may be considered. The lease has a 180-month full term and a 120-month firm term. Expressions of interest must include property details, representative contact information, available ABOA and rentable square footage by floor, full-service rental rates, operating costs, and written owner authorization when submitted by someone other than the owner or property manager.
