Description

The U.S. Government is seeking a 15-year lease, including 13 firm years, for 6,345 to 6,662 ABOA square feet of second-generation, move-in-ready office space within a delineated area of Fort Lauderdale, Florida. The offered property must provide three separately demised suites for USDA OIG, the Federal Protective Service, and the Defense Counterintelligence and Security Agency; 15 reserved and secured on-site government-vehicle parking spaces; a loading dock or freight elevator; and occupancy readiness by June 1, 2027. Subleases will not be considered, and the building may not contain specified incompatible tenants, including schools, daycares, residential mixed-use occupants, and certain treatment, religious, alcohol-only, or marijuana-related businesses. The lessor must provide or support limited tenant improvements, including interior reconfiguration, finishes, MEP adjustments, fire/life-safety modifications, secure rooms, IT/telecommunications infrastructure, access control, video surveillance, intrusion detection, cabling, dedicated HVAC for technology rooms, and related construction and commissioning. Offers must include a Schedule Feasibility Narrative addressing resources, assumptions, risks, mitigation, design coordination, permitting, and the ability to meet the post-award schedule. Required initial submittals are the narrative, photographs of the offered space, PDF and CAD floor plans, and proof of ownership, control, or authorization to represent the owner. Award will be made without negotiations to the lowest-priced technically acceptable offer through the Leasing Portal.
