The Town of Bethel seeks a qualified architectural firm to provide complete professional services for replacing the roof at the Town Highway Garage, a two-building, approximately 24,790-square-foot facility at 1 Sympaug Park Road. The scope includes existing-condition assessment and field verification; roofing-system and warranty options; structural analysis and modifications; MEP coordination; hazardous-materials review and remediation specifications; construction phasing to maintain building operations; code and authority review; construction documents and specifications; cost estimating; public-bidding support; and construction administration, including weekly site oversight, submittal review, payment applications, change orders, progress meetings, and closeout. The base scope requires a minimum 20-year roof warranty. Separate add alternates must be priced for fire-suppression design, replacement of horizontal translucent and vertical metal panels, and a 30-year roof warranty. Proposals must include qualifications, five similar projects completed or in progress within the last three years, references, technical approach, staffing and subconsultant information, project schedule, fee proposal, and the specified completed forms and disclosures.
